While we use modern machines with dust-collection vacuums that capture about 90% of the dust, fine airborne dust is inevitable. We strongly recommend covering all furniture and electronics, or having the polishing done before you move in.
You must stay off the floor for at least 24 hours to allow the varnish to dry to the touch. However, the varnish takes about 3 to 7 days to fully cure and harden, so you should avoid dragging heavy furniture during this period.
Yes. Once we sand the floor down to the raw wood, we can apply a wood stain before the varnish. You can choose to darken the wood (e.g., walnut or mahogany), but you generally cannot make naturally dark wood lighter.
Yes. Before we begin the sanding process, we will check for loose tiles, clean out the old adhesive, and re-glue them securely to the concrete subfloor.
Gloss is highly reflective and classic but shows scratches and dust easily. Satin has a slight sheen (very popular for modern homes), while Matte has almost no shine, offering a raw, natural wood look that hides imperfections well.
Yes, we usually sand and varnish doors while they are still on their hinges. We place protective drop cloths underneath to ensure no varnish drips on your floor.
The sanding process removes surface-level scratches. For deep gouges that go far into the wood, we use a color-matched wood putty/filler to level the surface before varnishing.
Traditional solvent-based varnishes have a strong odor and require good ventilation for a few days. We also offer water-based polyurethane options which are eco-friendly, dry faster, and have very little smell.
